☞ DWELL: 363 West 120th Street Brownstone
A recently renovated house at 363 West 120th Street has now come up on the market for the asking price of $2.9 million. This 2-family home is on the same block of the former home of actress Marcia Gay Harden which sold earlier this year $2.75 million but the renovations appear to be more modern with just some of the original details left in a configuration that removes the dividing stairwell walls and leaves out the mouldings. On the other hand, the 17-foot wide home is definitely in mint condition and is located a very short distance from Morningside Park, the FDB retail corridor, 125th Street and the express trains. It looks beautiful. A great job was done, but I have to say that I wish people would not tear out the beautiful original detail of older homes though. If you want modern then why not just buy a newer town house. Or you can leave all the detailing and just decorating using modern furniture. The beautiful older details do not have to be ripped out.
ReplyDeleteI live next door to this renovation and yes...all the fixings were in this house ie, old stair cases, radiators, etc. There are some things that have been returned, but this is a complete GUT renovation.
ReplyDeleteThe finishing inside do not justify that price. For almost million I would expect granite or some other solid surface and not cheap laminate. Where is the back splash? Cabinets are also of very poor quality.19.99 light fixture from Home Depot. The house certainly is bright and very spacious but that's about it.
ReplyDeleteI had to look at the pictures of this renovation again. The windows look "bald" now with the wood trim around them gone.
ReplyDeleteIt is a bright, lovely and spacious place but it still does not justify ripping out all the original detail in my humble opinion.
I would say that the high price is more because of it's location. Real estate is prime in just about any neighborhood in NYC.

Yes, they are certainly going up. Along with TH apartment rentals. As the neighborhood continues to improve, things will keep moving in that direction.
ReplyDeleteThis place was on the market back in summer of 2009 and I think it was sold around $700K at the time; listed price seems high.
