As prices around 125th Street and below are heading over the $2 million or $3 million mark, first time townhouse buyers might want to check out Hamilton Heights for prices around half of that amount. We are mainly talking about moderately renovated buildings on the more well kept West Harlem blocks and it appears that some of the property currently on the market that are not by the major historic districts are still being listed at around $1.5 million.
Those blocks bordering Amsterdam or Broadway did not have much better development around them in the past but that has now changed. Gastropubs and bars such The Grange at 141st Street or Harlem Public at 149th have both been well received when they opened in the past year. Strong block associations also exist in the area which is also important for awareness and most of the historic architecture has been preserved. Hamilton Heights might not be the fastest developing neighborhood uptown but those who are patient will find that area transforming more quickly in the next couple of years.
I bought my apartment here in Hamilton Heights in 2008, and already the neighborhood has changed so much.
ReplyDeleteI bought a brownstone on 149th between Broadway and Amsterdam in 2005 and just adore the neighborhood. The architecture is lovely and the new places to go are great: Tonalli's, The Chipped Cup, Harlem Pub etc.
ReplyDeleteGreat people live there and the area is finding that there are a lot of people who have been waiting for these restaurants and Pubs.
Finally...Keep the restaurants and bars coming, we will be there :)
