The new L + M development called The Adeline at 23 West 116th Street is still under construction but is apparently at 25 percent sold according to a press release we have received over the weekend. This new 12-story condominium has 83 market rate, one- to four-bedroom luxury residences which will feature high-end finishes and a full-service amenity package. A model apartment is not ready yet but should be set up by spring and all construction will be finished by Fall 2014. Looking on Streeteasy, it appears that the South Harlem location must be paying off since the units are all over $1 million and are at the higher range per square foot for Harlem condos:

Beautiful building, at least from the outside. That section of 116th street between Lenox and 5th Avenue has received a lot $ in investment. I believe there are only 3 to 4 older building and 1 church on that whole block. Everything else on that block are either brand new construction or post-war.
