DWELL: A RESTORED 89 WEST 119TH STREET


A few years ago we featured a townhouse on the market for $739K that needed a lot of work and now Number 89 West 119th Street has returned with some impressive restored original detail.  The multi-family home is now asking for an astounding $3.795 million which must also be based on the fact that the brownstone is within the Mount Morris Park Historic District.  We also like that the modern updates are contextual but wonder if those sprinkler pipes could have been removed seeing that this is one of the higher price points uptown.  More photos via Streeteasy: LINK

  1. That's still a tough block. I hope the other empty shells on that street will be restored to their former beauty and the block will be as wonderful as the others in the MMP area soon.

  2. By law now they must keep the sprinkler when restoring even a single family home in nyc. Law went into place last winter

  3. I’ve not seen a whole lot of major work being done on this building and Iive on the block. I’d be a bit leery about the roof and the mechanicals. . . looks very pretty from these pictures, though. The choice of brokers sets off alarms. . .

  4. I'm with you SM. It feels like they did only cosmetic work.
    Sprinklers generally need to stay, though they can be hidden

  5. Looks like it was a code driven update of plumbing and electrical with a real focus cosmetics. I don't see updated lighting and still see a lot of old steam pipes. The sprinkler could have been concealed given the price. The kitchen looks ok, but far from high end. The woodwork looks good. I saw one wall mounted minisplit unit, but that should suffice if spaced properly. I am a fan of original and contextual details, but you have to keep in mind we have advanced a lot as human beings in the last 110 years. Contextual updates with modern conveniences win the race.

  6. I was in the house a couple of months ago and they were finishing the plumbing and wiring. They were also stripping the wood. I came back again at the open house and I believe this is what modern meets Victorian is about the finishes are beautiful. The house is still being worked on and I believe when it's done it will be worth more than the ask.

  7. This is one of the most beautifully renovated and restored homes I've seen. (Been a long term Harlem resident for years). The renovations are amazing, keeping most of the historical charm, but still updated the important factors like a boiler, new water lines, new electric lines, etc. Definitely worth the price. Also great location (Historic Mt. Morris Park). Would love to be able to own this townhouse.
