DWELL: 360 WEST 123RD STREET IN CONTRACT

A 2-family brownstone with original details at 360 West 123rd Street has been on the market for about a month at a $1.5 million asking price and now has a contract out.  The brownstones blocks by the Morningside Park corridor are one of the most prized ones located outside of a historic district and even the smaller homes seem to get top dollar when fixed up.  Apparently this home will be delivered vacant but will need to be be fixed up inside to bring it back to full market value.  More details on Streeteasy: LINK

  1. I guess it depends on how much work will be required and just how "cosmetic" it will be, but the price still seems a bit low for anything better than a shell in that location...

  2. Agreed- the price makes no sense- it's a prized block, facade looks great and it's not a sheel. As you note- even a shell on this block could go for more than that these days. Strange indeed.

  3. Yeah, hard to believe it was that low. The brownstones they just tore down across the street sold for $1.8M EACH... and all they did was tear them down.
