RENOVATIONS: HOW MUCH TO RESTORE A SHELL?

Harlem Bespoke: A brownstone shell is basically the opening price point in the townhouse but what does it entail to renovate?  This is basically an intact exterior brownstone with a destroyed interior that has been or needs to be gutted so everything starts basically from scratch.  Many of these homes that have been former SRO layouts would require additional legal fees to even get the process started so that is one expense to really look out for.  If all is status quo to start out, the general consensus that we have heard over the years is about $100K per floor so even if the city still gave away long-abandoned homes for $1 each, most folks would still not be able afford what it takes to have them fixed up.
