The 11-unit single room occupancy house at 30 West 130th Street has returned to market with an asking of $950K which is a bit lower than the initial $1.395 million from a couple of years back. As previously mentioned, we especially like these landmark country homes with wood porch out front but there are some factors to consider. The house in question looks to be in a somewhat livable condition but even if all gets converted to a single-family home, there is one glaring problem.
Number 28 West 130th Street next door has been abandoned for years and is a major eyesore which could detract from the overall curb appeal of the historic SRO. This is one of those situations where the owner is out of sight and appears to not be ready to sell anytime in the foreseeable future. SRO buildings usually are turned downed by banks for financing so all cash will be needed. Whole Foods and the express trains on Lenox are just 5 blocks away from this location so those who want to plan far in advance might see the benefit of making an investment here.
