☞ DWELL: Sylvan Terrace Row Houses For Sale
The landmark Sylvan Terrace in Washington Heights, at St. Nicholas and 161st Street have had a couple of houses on the market in the past year but the prices have not helped in moving them. Back in April 2009, number 11 Sylvan Terrace came on the market aggressively at $1.2 million and was reduced to $950K at the end of 2009. More recently, its neighbor at 10 Sylvan Terrace has added some competition and is up for $895K. The single family houses are on the small side but the entire cobblestone street is a private oasis that sits right across from the Morris Jumel Mansion. There's a C-Town market right at the corner of St. Nicholas right before the terrace but there's nothing much else going on in this part of town. Do you think people who can afford a $1M place are going to shop at that C Town? That neighborhood is a wasteland.
