☞ DWELL: 11 West 119th Street Townhouse Sold
We reported on one of the cheapest shells on the market back in January and it apparently went into contract a couple of weeks later. The building at 11 West 119th Street is on the very narrow side at 14 feet wide and there was a huge open parcel of land to the left of it so the house sat on the market for some time. It took about four months in 2009 before the first list price went down to $450K from the original $575K. A full year after being on the market, the brick corner abode finally has been sold. The property seems to have changed hands this year for $400k total. Read our past post on this townhouse just right off the edge of the Mount Morris Park Historic District: LINK. Photo by Ulysses

DAMN! That's nearly $190/sq. ft. for a shell outside a historic district (just slightly). I like the comp (makes my shell worth more), but don't understand the logic behind it. There's not much space in there and a tiny back yard...
