☞ DWELL: 127 West 129th Street Brownstone
The narrow faux limestone (painted brownstone) row house on West 129th Street between ACP/7th Avenue and Malcolm X/Lenox Avenue might be an ideal project for a first-time buyer. The block itself is very close to everything that is happening in Harlem and is only a short walk to the express 2,3 train on 125th Street. For those without imagination, it might be a tough sell since many of the charming brownstones on the block are either going through a transition or are still in need of repair. The building to the right of no. 127 just got a fix up, but there is a narrow empty lot next to it. How wide is house no. 127 (which is the beige building in the center)? Only 12.5 feet, so that's on the narrow side, but it looks to be in pretty decent condition so the work will not be as extensive as buying a complete shell. The original asking price back in February was $1.15 million, and the property has just been reduced to $750K. Buyers beware: the brokers are adamant that the current asking price is non-negotiable.

At 12'-6” this is really narrow, almost nothing left after the staircase and landings occupy most of the center floor plate. These smaller buildings are usually the result of combined and divided 20’ lots, I guess in this case the extremely tiny lot is the remainder after the block was divided into more standard lots. Also my guess is this is not a limestone but a rather a painted brownstone. And lastly Ulysses, thanks again for such an informative and interesting blog, I always look forward to reading new posts.

ReplyDeleteThis building is too narrow to be of any use to anyone. I would be surprised to see them get anything more than $500K for this property.
ReplyDeleteAgreed! It would be a great "first apartment" for $500K. Kinda like a floor through apartment with four floors and a back yard. Definitely only for one family and not more than that. It's still much better than having a small one bedroom apartment downtown for that price.
