☞ DWELL: 1663 Lexington Brownstone


The multi-family brownstone at 1663 Lexington Avenue, between East 104th and 105th Streets, lies in the middle of the fastest-developing commercial corridor of East Harlem, but the asking price of $1.3 million seems a bit ambitious. On the plus side, this is the major restaurant row in the southern section of East Harlem, nestled between housing projects on the avenues further east and west of Lexington. Artists, hipsters, students and locals all hang out in the eateries of this micro-nabe that still has the warm feel of its Puerto Rican past. This brownstone even has a commercial space with a nail salon on the ground floor to provide additional income. There are two large schools across the street, which do add a lot of activity to the block during recess hours and when classes are finished. Fixed-up brownstones further west can be had for about the same asking, so one would expect to price adjust this far east. The nearest subway is the 6 train at the 103rd Street Station.
