☞ DWELL: 226 Lenox Brownstone in Contract

The former funeral home's past at 226 Lenox Avenue in the Mount Morris Park Historic District might have turned off some folks but this landmark beauty is finally in contract. On the market since July 2009, it took a decent seven months to wrap things up and it will be interesting to see what the new owners do with the building which comes with commercial space on the ground floor.   1. this entire stretch of Lenox has beautiful buildings. Happy to see one about to be upgraded. Hope the new owners do right by it.

  2. Ulysses, is there any particular reason why it was listed at such a low price? $199 per sq. ft. seems like an unusually low number. Was it in a fixer upper state? Great to see it snapped up though.

  3. The brownstone had all the details intact but needed a complete upgrade with infrastructure which might have been a turn off to many. The location is amazing but the house might not have been ideal for those looking for an owners plus rental units situation since it was not divided up as such.
