☞ DWELL: 240 West 136th Street Brownstone
The brownstone on 240 West 136th Street (center building with orange cornice) has been on the market for a month and a half now and is asking for $1.3 million. The location is pretty decent with St. Nicholas Park one block west along with the B,C or the 2,3 express only a five minute walk in either direction. The block is well kept, tree lined and is complete with colorful brownstones on either side. The big issue here is that the interior probably hasn't been updated in some time and the property is a five family building. There's an owner's duplex and two small apartments on each of the top floors. It is probably difficult to get market rate rent with this sort of set up since the units tend to be really cramped so the buyer would have to be able to get a standard loan and renovation loan to convert the units.
