☞ DWELL: 410 Convent Avenue Brownstone


OPEN HOUSE: Sunday, April 11th, from 1:00 PM-2:30 PM. The townhouse at 410 Convent Avenue (second house from the left) which is located a half block north of 147th Street is a bit further up but maybe that's a good thing. This landmark district of Convent Avenue is one of the more beautiful and peaceful sections of Harlem and the tree-lined streets have always been a draw to middle class homeowners. The 3,328 square foot home is divided into an owner's triplex with a garden rental apartment. The nearest subway is the A,B,C,D express station which is a brief five minute walk and a 15 minute ride to midtown. As far as amenities are concern, the burgeoning 145th Street retail corridor that is located two avenues east has all the modern basics but better restaurants are still lacking in the area. Currently, the asking price at $1.495 million is roughly $1 million less than the what the sellers were asking for back in late 2005.   1. Looks nice but it has SRO status according to NYC Dept. of Buildings. This means that it is worth much less, since any buyer could not get financing and would have to pay 100% cash. Good luck.

  2. I haven't verified this but a realtor pal of mine says you now CAN get financing for SROs.

  3. how can you get financing for sros? anybody have any insight? as for the house the asking price seems pretty fair... at 1.35 I'd take it
