

There's a lot of good things about the townhouse and some locations issues also. On the positive front is that the building is a substantial 20 foot wide, comes with a fully renovated interior, can be subsidized by three rental units and the location is only a block away from the express 2,3 trains at Lenox and 125th Street. The brownstones that are intact on the street are also quite nice, but it is the few missing or boarded up buildings on the block that may be disconcerting for some buyers. Notably, there are a couple of open lots used for parking on this corner of 125th Street (one which is next door) and a huge industrial size parcel of empty land at the east end of 126th Street that was part of hotel development that never happened. Any idea what the sq. ft. is on this place?
ReplyDeletePublic record only has it in the 2,500 range but it doesn't add up since the building is 20 x 46 so it really should be around 3,680 square foot including the garden level. The back yard is also a true size backyard which is also important. No floor plans available but the owner's duplex sounds a little questionable since there are basically four floors. A finished cellar is a hard sell to be considered a living space.
ReplyDeleteI think part of the issue with 126th street is that it was rezoned as part of Harlem's cultural and theater district....it seems as though there were and perhaps still are plans for the 126th street corridor.
