☞ DWELL: 111 West 111th Street in Contract


The two-family townhouse (corner property at right of top photo) with a memorable address may be getting a memorable sales price as well. Number 111 West 111 Street, which is just one building west of St. Nicholas Avenue and one block from Central Park, has been on the market for over one year and went into contract in the middle of April. Back in February 2009, the 15 x 70 foot wide, five floor building, with an owner's quadruplex and a garden rental unit, went on the market for $2.55 million. Six months later, the 4,335 square foot property dropped its price down to $2.37 million. We are guessing that the final sales number will be north of $2 million which will definitely make it one of the higher recent house sales in the nabe. The closest train is the 2,3 express at Lenox Avenue which is also just a block away on 110th Street. Thoughts anyone? House photo by Ulysses

  1. Finally! I walk this way to the subway every day and I was wondering if/when it would sell. There is a rather derelict building just to the west of it with a big "for sale" sign and phone number; it seems like it would be a hard sell.

  2. The neighborhood certainly feels nicer between 116-125 and those blocks right above 125th. But I think for some people being "farther down" is important as is park access, etc. Does seem like a lot of houses have gone into contract in the 2nd quarter of 2010 in Central Harlem ...

  4. I saw it. Close to the park, but the area seemed dicey. Interested to know the value. I figured 1.7mm max.

  5. Yeah, the best areas are those of Mt. Morris Park. The only thing going for it is it's proximity to CP.

  6. I also walk right past it on my way to the subway and did check out the asking price, which - at the time - was over $2 mil. Streeteasy had nothing on the townhouse just West of it, which has that big ugly For Sale sign. The Townhouses on that block have been fixed up nicely. One resident even put a giant Christmas tree out front with big Christmas balls on it. Nice block with a number of young families.

  7. I live around there and 111th btwn ACP & Lenox is a pretty block and is right by the 2,3 which is a huge plus besides the park access. Does anyone remember from last year how some bogus real estate developer came close to selling the triangle of land at 111th and Lenox to the New York Road Runners Club? I wonder it that property is still being considered by anyone. The land is owned by someone who lives in the Dominican Republic.
