☞ DWELL: 239 West 123rd Street Brownstone

It's been a couple of years since the boarded up brownstone at 239 West 123rd Street hit the market. Back in May 2008, the initial asking price was at $1.5 million and then was reduced a couple of times until it stayed at $950K in June of 2009. So it's a year later and the 3,300 square foot, 5 bedroom, 4 bath home is still on the market. What also seems unclear is whether the certificate of non harassment is in place for this one since it apparently is a chopped up SRO situation.

Based on the broker's description, there's a lot of original details in this townhouse between ACP/7th and FDB/8th Avenue and the owner had started some of the renovation work on the parlor and second floor. Location wise, the block is pretty decent and close to the express A,B,C,D and 2,3 at 125th Street. Width wise, the townhouse looks like it's south of 17 foot. Has anyone been inside this one?   1. I have been in it. The story is that they started a renovation -- there was evidence of this, and it was quite shoddy. Then the contractor skipped on the owner, and the owner has been trying to unload it.
    Did not make a nice impression when I saw it

  3. This is NOT for sale. I have called the broker. For some reason it's just sitting there. Maybe it's in contract - who knows.

    Does anyone know about the block? Or anything about Ennis Francis Houses?I'm considering some property in the area and would appreciate the feedback...

  4. The other challenging thing about these types of places - not sure if this is a true shell - is that buyers need to be all cash, and renos are all cash too, unless the buyers can get an FHA loan (which sound like they are happening again which is great!)

  5. These narrower buildings are often the result of the original developer buying three 20’ lots and then dividing the 60’ into four 15’ buildings.
