☞ REVIVE: What's Up With 2171-2173 FDB?
UPDATE: THIS CORNER OF OPEN LAND CONSIST OF TWO PARCELS. THE CORNER LOT IS NUMBER 2171 FDB WHICH HAS HAD NO RECORDED PERMITS. THE PARKING LOT NEXT TO THIS CORNER PARCEL IS 2173 FDB. The open lot at the corner of West 117th Street and FDB/8th Avenue in South Harlem is probably one of the last eyesore, piece of vacant land remaining in this part of town. So what happened? The recent photo shows the deterioration of the site that used to have a big Chase Bank banner on it (the one that they put up when the bank is financing a project) and even two steel pilaster are sprouting out from the ground from an apparent start to the project (?). According to DOB records, a 9 story, 7 unit complex was planned on the 25.67 x 100 foot lot and permits were being filed as late as January of 2009 the adjacent 2173 parcel. Nothing happened from that point on and everything is at a grinding halt a year later. Way back in 2005, this parcel of land (no. 2173) only had a single level garage on it and the church that owned the property sold it for $1.77 million in 2008. Seeing that some of more recent condo developments on the strip are selling, why would getting financing for a smaller project such as this be so difficult? Any insider info out there? sorry, no insider info but maybe banks/developers are waiting for some of these finished buildings to sell units and see how much they sell for in the end.
ReplyDeleteFor a while, maybe a year, there was a sign on the lot that said something like "Coming Soon: 70 Washer Laundromat".

ReplyDeleteI would come down with Chris if the idea was to actually build a free-standing, single-use laundromat in that parcel of land.
