☞ DWELL: 475 West 141st Street Townhouse



The legal two family, Hamilton Heights house at 475 West 141st Street (just east of Amsterdam) has been on and off the market for the past couple of years and is currently listed at $1.775 million. At 4,200 square foot, the red brick building boast 6 bedrooms, 3 full baths, one half bath and has a small studio apartment set up on the ground floor. That said, the house is currently being used as a single family home by the owners.

Those who want to convert this one into a three or four family house might want to consider that the DOB files show that the property is SRO restricted but also has 2-family classification listed. The overall width is 17 x 87 and there apparently is a small patch of garden space out back. We always admire original details but decor can sometimes be a tad personal as the interior photos demonstrate. Is this one the right price? The main train for this part of town is a good five minute walk to the 145th Street A,B,C,D express station and the areas amenities are still pretty sparse. House photo by Ulysses

  3. OUCH! They converted an SRO without permits. HPD says there should be 2 regular "class A" apartments in there plus 6 "class B" rooms. And DOB doesn't show any building permits ever being pulled on the place.

    DOB could force any new owners to convert it BACK to an SRO before making any changes to it. It also means you probably can't legally rent the apartment because the use doesn't comply with the C of O (or I-Card since there's no C of O).

    I wouldn't buy that place unless a very good real estate lawyer said it was OK...

  5. I believe this was on a house tour a few years back. The photos may not do it justice as it is difficult to represent that kind of detail on a web site graphic, otherwise great photos Ulysses. However it was clearly one of the finest homes on the tour that year. An excellent example of the high end of Victorian row house construction with so much detail preserved, the great loss being it was subdivided so not the original layout.

  6. It had a Certificate of Non Harassment granted in 2007. What does that mean?

  7. certificate of non harassment is a key asset when you sell an sro. it shows that there are no residents that you threw out illegally in past 2 years and makes it much easier to get permission from dept of bldgs to convert to a one family or two family without tracking down and paying off prior sro tenants to confirm they were not thrown out.

  11. Really - converting it back to an SRO? Ridiculous if true. SROs should be outlawed. It what keeps Harlem behind other neighborhoods.

  12. SROs should be outlawed? I hope you’re never in a position where all you can afford is a single room, Anon 8:54, because if they were outlawed you would then have a choice of the streets or a shelter.

    Oh, wait. . . the shelters would be way over capacity. It’s then the streets or nothing.

  15. Outlaw SRO's, they should outlaw people who think like you. Maybe we should round up all the poor people and throw them off a cliff. Remember, you might find yourself in need some day and a room may be all that you can afford on your small social security check. Or maybe all the nice couples can have the brownstones and the poor folk can live in boxes on the street. SRO's have been in Harlem for over 60 years or more, people rented rooms so that they could keep their homes, and they should stay SRO's because poor people still need places to live.
