☞ DWELL: 215 West 137th Sold in August
The sales record for 215 West 137th Street (between ACP/7th and FDB/8th) has now been revealed and announced via the New York Observer. The house on one of the lesser known, overwhelmingly charming blocks in Central Harlem definitely had the high end treatment when it came to renovations, along with some original details and a car garage to boot. The asking price for the 19 foot wide, 4,000 square foot, two family building (owner's triplex + garden rental) was $2 million when it went into contract after only being available for 2 months back in May. Turns out New York Philharmonic duo Gary Schocker and Richard Norton have finally closed on this handsome home for exactly $2 million. From the pictures it's a beautiful renovation ... the owners preserved the original details and put in modern amenities.

Well the sellers bought this place 6 years ago for $925K, and took out lots of permits along the way....and if GreenGirl is remotely accurate, this is closer to a $1M renovation than a $500K.
In sum, even with loose math, the sellers have lost money on this one, lots of money!
I think the reno on this one is closer to the 500k mark. They probably made some money on it, but agreed, maybe not as much as they would have liked (plus the stress involved). Fact is though, this is still a great sign for Harlem and some people here thought they were dreaming to ask for 2 mill.
ReplyDeleteI'm not going to speculate on whether the owners lost or gained money - not really my concern. Or even the renovation cost in the specific case. The $1 million number I gave earlier is for a house that needs massive structural work and gets top quality fixtures (and includes architectural fees and permits). If this was simply a building that needed upgrading - kitchen, bathrooms, a/c, restoration of woodwork - it could have been very well for $500k.
ReplyDeleteThe point of my earlier post is not to say what a renovation will cost, but to say what it could cost to to a top-quality job on a near-shell or shell.
