☞ DWELL: 613 West 138 Street Sold in October


The townhouse-converted-to-apartment building at 613 West 138th Street took 1 year to close the deal on the property with the initial asking price of $1.3 million. At 15.5 foot wide, with one apartment on each floor, rental grade finishes from over a decade ago, and a rent control tenant in place, this one was basically investor only.  The location is a block away from the 1 (local) train at 137th Street but this section of Broadway in Hamilton Heights still is in the up-and-coming category. By the beginning of 2010, the asking was reduced to $1.2 million and the building finally sold last month for $925K.
