☞ DWELL: The West 148th Parking Garage Co-op
There's been a lot of construction at the parking garage next to the public school-to-condo-conversion of PS90 in Central Harlem and we initially thought more parking spaces were coming along. While walking by 234 West 148th Street (just East of FDB/8th Avenue) last month we took a closer look at the work permit and it turns out the new building will also include residential units. A very obscure reference to the development from 2008 was found online and it looks like both the school condos and the next door garage conversion were planned for at the same time: LINK. So apparently a 38-unit co-op was approved for the site 2 years ago and now it looks like that said building has topped off.
The first photo was taken just before scaffolding and netting concealed the entire project in recent weeks. PS90 itself has just sold out 50% of its units based on current press releases and today's Crain's article points out the area above 135th Street has outperformed the rest of Manhattan (during a down market) so maybe the new co-ops will hit the market just at the right time next year: LINK. We haven't found any architectural drawings of the site so if you have them, send them over: HarlemBespoke@gmail.com
