☞ DWELL: 617 West 145th Street Townhouse

OPEN HOUSE: Sunday, March 20th, 12:30 PM-2:30 PM.  The 18.75 foot wide, 2-family townhouse at 617 West 145th Street is showing for the first time this year at the asking price of $1.379 million which is up from the 2010 price of $925k.  There's 3,356 square foot in total with some original details in place and some great arches at the front stone portico.  The 1 train is up the block on Broadway and Riverside State Park is down the block in the other direction (lower photo).  Shopping in the area doesn't quite have the best options but the basics exists up on Broadway.  Brownstones only line the north side of this steep hill in West Harlem and there are mostly taller prewar buildings in the immediate area. With that said, it is a south facing building so there's a lot of sun to be had during the day.

  1. I checked out this house at the open house on Sunday, March 20.
Although it may have a great potential (nice space and backyard), it needs a LOT of work and I could not even see all the rooms...plumbing, electricity and windows needs to be clearly changed/upgraded among other things, not mentioning the weird lay-out at the parlor level (an unexpected bathroom wall that prevents you from fully opening the door down to the basement...). Only 1 original fireplace left. 145th is also obviously a very noisy street, with a bus stop right in front of the house. $1,379K seems overpriced.
