☞ DWELL: 156 West 132nd Street in Contract




The new and really narrow 2-family townhouse at 156 West 132nd Street went into contract just over a month ago.  This 12-foot-wide property built on a former empty lot went up on the market in August of last year and gets a few points for trying to be contextual in the neighborhood but some of the details are slightly off.  It's not all too bad looking overall but the one glaring detail out front can be found in the exposed utility meters which can be seen in the last photo.  There's also quite a few shells on this block just west of Lenox including the one directly next door. Originally starting out at $999K, the townhouse had a few price chops and hovered at around $800k before the contract went out on the 2,340 square foot property.

  2. Ha, it really is quite skinny. I think the buyers ended up with a pretty good deal though. I wish my electric meter wasn't in the basement!

  3. Water meters are on the outside and I think can be read from satellite. Is that true? I am very gullible. I'm with Chris--wish my meters weren't jin the basement and wish the gas were easier to read. C'mon Con Ed!

  4. Good to see this new build making an excellent contextual effort along with the under window AC units. Also good to see this building taking a vacant lot that would otherwise be garbage strewn and now occupied with someone who brings pride of ownership to the block.

  5. SM, you are correct, DEP can remotely read the water meter, but that does not require exposed piping, only a small exposed water reading box connected to an inside meter. I think this piping here is for gas.

    12 feet! We have some 12.5' buildings near us, and I never expected to see one skinnier. Do they use spiral staircases the whole way up? If so, it must be difficult moving furniture to the upper floors.
