☞ DWELL: 417 West 146th Street Townhouse


OPEN HOUSE: Saturday, May 7th, 1:00 PM-3:00 PM.  The 3-family Hamilton Heights townhouse at 417 West 146th Street has been on the market since February of this year and is in one of the landmark districts uptown.  This location between St. Nicholas and Convent Avenue has enough charm to it and is only a block away from the express A,B,C,D trains at 145th Street.  Interior wise, everything looks pretty straightforward with renter-grade finishes and the house is technically move-in ready.  The biggest issue to some might be the empty shell to the left of the building since it was bought over a year ago and nothing much has happened since.  There are some amenities such as the Pathmark, Starbucks, and the New York Sports Club by Jackie Robinson Park at the 145th Street commercial corridor but will the house move at the initial asking of $1.99 million?

  2. I know the owner of the shell next door. I'd guess he'll start construction some time in 2012. He's currently working with an architect on the plans. IMHO, $1.99M for a 12 1/2 foot townhouse is (ahem) "on the high side". They're asking $600/sq. ft. - no Harlem townhouse sells for that these days. I'm a little surprised - the listing broker is Willie Suggs. She's sold enough townhouses I would have expected her to do a better job pricing it for sale.
