OPEN HOUSE: Sunday, July 17th, 1:00 PM-3:00 PM. After going into contract in 2010 and then being removed from the market entirely, it now appears that the house at 221 West 113th Street is asking for double the original price from last year. So are there any changes at hand for the multi-family building to merit the brand new $1.99 million asking price?
On the positive side, the house is a block away from the lower FDB corridor which makes it convenient for shopping, dining, transportation and the local parks. There's also some details especially in the parlor area which has a lot of original woodwork. The negative is that the building is only a very average 16 foot wide, and the house is really not in the best of shape from what we could tell when looking at it last year. Then there is also the abandoned New York public housing tenements that face the backyard which apparently will be torn down one day but there is not a timeline for that course of action. Is this 2,727 square foot fixer-upper priced correctly?
I think they took advice from an, er, optimistic broker. I came across her a few years ago, and found it hard to trust or believe anything that came out of her mouth.
ReplyDeleteI doubt this is worth more than $1.2m, as it needs a full renovation...
If it's WKS, yuh. She prices a bit high.
ReplyDeleteA resounding NO!
