☞ DWELL: The Lantern Condos on 113th Street
The developers responsible for the quick selling Parc Standard on lower FDB/8th Avenue (2nd photo down) have started to sell a condo developement called The Lantern at 111 West 113th Street and this new construction appears to be making similar progress. As previously noted, The Parc Standard sold out under a years time and this 12-unit building located between St. Nicholas and Lenox had only 1 unit in contract back in May but the numbers have now changed a bit.
Looking at Streeteasy, it now appears that 8 units are in contract and 4 remaining units are listed as available: LINK. Prices fall under the $500K range and common charges are on the super low side but the only thing going for the block is the proximity to Central Park North and the express 2/3 trains. With that said, the FDB corridor is only about 5 minutes away so amenities are not too far out of reach. This building arrived on the market in the fall of 2010 so the big question now is whether it will sell out as quickly as its predecessor since 70% of the units are now accounted for. www.TheLanternCondo.com

There is a big difference between 113th/FDB and 113th/Lenox - the former location seems positively upscale compared to the scene around the latter. I wonder if prices will reflect that?
