☞ DWELL: How Much at Sylvan Terrace?
There have been a few Sylvan Terrace homes up for sale in the past years but not much has been moving even with lower prices. The house at 7 Sylvan Terrace is now up on the market for slightly under one million (at lower photo) which is a bit higher than its neighbor at 11 Sylvan terrace which is going for $799K. Both are renovated at different levels but sales within either price range have been slow in coming.
Sylvan Terrace's landmark row houses are just north of Harlem proper at roughly 160th Street and many consider them one of the most unique properties in the city. With that said, they tend to be on smaller side at around 1,800-square-foot and are mostly appropriate as a single family home. The Heights are still up-and-coming so that may be another factor for the townhouses not moving quickly. Nevertheless, these Washington Heights homes are pretty remarkable and could be suitable for those who do not mind being a little further north.

Most of them are 1450 to 1500 sq. ft. (20′ x 25′ x 3 stories). Given the location I think a nicely renovated one would max out around $400 per square foot ($600K). Last I looked nothing has sold since the recession started - primarily since they didn't adjust their prices to reflect the new economic realities.
