☞ DWELL: 110 West 118th Street in Contract
The 16-foot-wide brownstone at 110 West 118th Street first arrived on the market back in September and apparently went into contract within a month's time. Better, high-end renovations in a South Harlem townhouse for under $2 Million has increasingly been more difficult to find and the initial listing price of $1.8 million probably helped the sales along. This single-family home is in the Mount Morris Park Historic District proposed extension just west of Lenox Avenue and has all the modern updates, but still appears classic. We still would have had the central air ducts placed in a less visible location but the new buyers do not seem to mind this detail. More at the broker site: LINK

Nice renovation, maybe not quite as nice as 30 West 120th but well done nonetheless. I'm guessing this went above ask and the broker used the strategy of deliberately underpricing to start a bidding war - this can work well in a strong market and it's fair to say the Harlem townhouse market is strong right now. Even though it is on the narrow side, I could see this fetching right around $2mm.
