☞ DWELL: 452 West 141st Street Townhouse
Is a partially finished townhouse with original details intact worth $2.2 million in Hamilton Heights? A former SRO that is a nice 18-foot-wide building in the Hamilton Heights Historic District is now on the market for a price that finished townhouses have been going for in the neighborhood. This appears to be targeted for a developer since DOB paperwork indicate a new 6-unit layout which could possible become some attractive modern apartments with beautiful fireplace mantles as the centerpiece. We actually like this particular block but is this price a little high for something that still needs work? More details on the broker site which misses out on the fact that some great new restaurants like the Grange, Coccola, Harlem Public and Il Caffe Latte 145th Street have opened up nearby in the past year: LINK

I love Hamilton Heights, but I think that's a reach for the street--very busy since 141st cuts across town. On 142nd, I could see it. This neighborhood is very rapidly getting more expensive, it seems.
ReplyDeleteOverall it seems like housing market is losing steam, and mortgage rates starting to fall again......maybe another good buying opportunity!
ReplyDelete126th Street is far busier than 141st Street so that is not an issue in our opinion since this block is mostly quiet.
ReplyDeleteI also love Hamilton Heights but this price point is just over the top for what it is. maybe for developers.
