Our popular HB series that ranks the top 10 uptown neighborhoods is back for the end of the year count in 2014. Harlem is a large part of Manhattan that changes block by block so we have put together a list of the best micro-nabes based on location, architecture, transportation, local amenities along with record closing prices when applicable. This is our own opinion based on reporting on the neighborhood for a few years and a new post will be made each day until the number one spot has been revealed.
No. 7: Strivers Row, Central Harlem, West 138th and West 139th Street between ACP/7th and FDB/8th Avenue. Strivers row jumps ahead one position this year because of record sales and finer amenities starting to show up nearby. These breathtaking blocks make up one of the most astounding micro historic districts in Manhattan and many even have garages behind the gated streets out back. The only major thing missing in the past was a lack of better businesses. Retail on the west end of the block is now being gut renovated while on the East side, the Renaissance Ballroom will sadly end its years of decay when a new residential building will arise at the site on 7th Avenue. Eateries such as Ponty Bistro are now doing well just around the corner and Hyacinth's Haven provides another cafe alternative that was not present before. As far as townhouse sales go, a $2.8 million contract this year has set the bar higher than that of Astor row which is further south: LINK
