DWELL: 334 CONVENT AVENUE IN CONTRACT

The fixer upper at 334 Covent Avenue has arrived on the market last month for $2.6 million and now has a contract out.   As mentioned previously, this is one of the best landmark blocks in Manhattan and those who have been following uptown sales know that Number 326 Convent set the record this year for almost $5 million.  The main issue here is that the massive 25-foot townhouse not only needs a major renovation but is also chopped up into six units.  There is also no certificate of non harassment in place which a developer will need to convert everything back into the more desirable single-family layout.
