DWELL: FIRST QUARTER 2017 TOWNHOUSE RECORDS
The two notable records in the townhouse market for the first quarter of 2017 happen to be in historic districts and are also represented by the same broker. As previously mentioned, Number 469 West 143rd Street arrived on the market last July for $4.795 million, had a contract out by fall and officially closed at $4.65 million back in January according to Streeteasy. This single-family home in the Hamilton Heights Historic District has been gut renovated with a pleasing combination of modern and classic finishes within which buyers tend to appreciate.
Number 16 West 130th Street on Astor Row in Central Harlem arrived on the market in 2016 with the asking of $4.3 million, then was reduced to $3.995 million and now had one more price cut to $3.775 million. As mentioned previously, the gut renovated, single-family house on Astor Row has one of the more hight-quality renovations that we have seen in recent years and is close to the new Whole Foods on 125th Street that will be opening in the next few months.
