DWELL: TOP SELLING HARLEM TOWNHOUSES 2019

Harlem Bespoke: Most of the uptown renovated townhouses that have sold in the first half of this year are moving within the over towards the mid $2 million range with West Harlem appearing to be a favorite for homebuyers so expect to see more notable sales in the coming months.  East Harlem has yet to register any closing but the brownstone stock on that side of town tends to be even more limited.

Central Harlem:  Number 345 West 121st Street arrived on the market back in October 2018 and the renovated single-family home by Morningside Park had a contract out by January which just closed a slight bit lower at $3.45 million.  The brownstone had been purchased about 4 years ago and has since had modern additions added such as inset ceiling lights and even a vaulted wine cellar. Some of the original details are also included within so not all of the charm has been lost with the contemporary adjustments: LINK

West Harlem: Number 463 West 143rd Street in Hamilton Heights officially sold for $3.188 million back in January. As previously mentioned, the restored original details within the Hamilton Heights 2-family home really elevate the historic townhouse which is a substantial 19-foot-wide and is just a short walk aways from the express trains at 145th Street.  Additional details and photos for 463 West 143rd Street can be found on the broker site: LINK

Number 466 West 144th Street is one of the more notable landmark townhouses in West Harlem and currently has a contract out based on $3.6 million which will definitely be another record during closing time.  Not only has a lot of original details been restored within, 21 foot-wide brownstone also has one the largest layouts to be found uptown for a single-family home.  We also like that the block is one of the most charming ones to be found in Harlem and the express are a short walk aways: LINK
