Harlem Bespoke: Two townhouses have now arrived on the market recently on historic Astor Row between Lenox and Fifth Avenue but the price ranges are quite different The single room occupancy house at 32 West 130th Street is going for $1.15 million and a new listing for fixed up home at 14 West 130th has a much higher asking set at $2.575 million. These landmark country homes with wood porch out front are a standout in the neighborhood but why the price difference?
A Certificate of Non Harassment is not in place for the cheaper option so getting all of the legal paperwork done to even start the renovation process will be a major endeavor and not really ideal for an average buyer. With that said, sales for the neighborhood at the height of the market did reach $3.75 million back in 2017 so there might still be a hefty return for those who put in the work.
