DWELL: RECORD TOWNHOUSE SALE FALL 2020
Harlem Bespoke: Some big townhouse sales have been moving mainly in Central Harlem this first half of the year and below are some of the most notable addresses. Most of the selling happened in the first quarter but the recent months have seen an uptick in closings.
Number 250 West 139th Street on Strivers Row arrived on the market in June 2019, by mid December had a contract out based on the initial $4.25 million asking and now records show that everything closed in February 2020 for that exact number. As previously mentioned, this gut renovated single-family home is within Central Harlem's other historic district located north of 125th Street between 7th and 8th Avenue which has always been attractive to anyone familiar with the neighborhood: LINK
Number 8 West 121st Street in the coveted Mount Morris Park Historic District arrived on the market at the end of last November for an asking price set at $3.945 million, had a contract out by early March and now Streeteasy reveals that everything officially closed for $3.9 million which is a record for this year. This is one of our most favorite uptown historic districts and many buyers over the years have also found the charlm in this hidden gem of a neighborhood. Number 351 West 120th Street is the solar-powered townhouse closed in September for $3.950 million. As previously mentioned, the Central Harlem townhouse has fully been renovated with better upgrades within but the sustainable energy angle is really what makes the single-family home stand out. The location is also on a charming street by Morningside Park and is only a block away from the popular FDB commercial corridor. Number 452 West 142nd Street in Hamilton Heights returned this year in May for $2.95 million, had contract out by July and sold in mid August for $2.75 million. As previously mentioned, this 2-family home has pretty much a majority of original details intact including intricate ceiling plasterwork that is usually hard to find and is located on one of the most impressive row of limestone townhouses in Hamilton Heights.
