Harlem Bespoke: Number 317 West 112th Street went up on the market in 2020 for $3.475 million but eventually ended up at $2.975 million in the new year and that was enough for a contract to be signed this week. There was an apparent recorded closing back in 2017 for $3.075 million so this is now pretty much a discounted sale. As previously mentioned, this location just west of the FDB corridor and by Morningside Park is a big factor in the asking numbers since the location is prime South Harlem. Renovations for the 3-family brownstone are pretty much of the white-wall variety and the cornice replacement is not that accurate but buyers looking for a contemporary space should be able to appreciate the restoration of the historic home. Another point to note is that the neighboring brownstone was recently converted into two luxury condo units which sold for over $3 million each.
