DWELL: 30 WEST 130TH STREET ON ASTOR ROW

Harlem Bespoke:  How much for an SRO on Astor Row in 2021?  The 11-unit single room occupancy house at 30 West 130th Street has returned to market with an asking of $950K $999K which is a bit lower than the initial $1.395 million from a couple of years back.  As previously mentioned, we especially like these landmark country homes with wood porch out front but there are some factors to consider. The house in question looks to be in a somewhat livable condition but even if all gets converted to a single-family home, there is one glaring problem.

Is there a Certificate of Non Harassment in place?  Without the important paperwork, it might take years to legally start any type of restoration into the original layout.  So many questions that need to be answered and only an expert with SRO buildings should probably check this one out.  Whole Foods and the express trains on Lenox are just 5 blocks away from this location so those who want to plan far in advance might see the benefit of making an investment here.  More photos and details on Streeteasy: LINK
