DWELL: RECORD CONTRACT ON ASTOR ROW 2022



Harlem Bespoke:  One of the most unique historic blocks in all of Manhattan is located at Astor Row which is technically West 130th Street between Lenox and Fifth Avenue.  Recently a gut renovated single family home has gone into contract as of December based on an initial asking of $3.995 million which will be a record for this year.

DWELL: 30 WEST 130TH STREET ON ASTOR ROW

Harlem Bespoke:  How much for an SRO on Astor Row in 2021?  The 11-unit single room occupancy house at 30 West 130th Street has returned to market with an asking of $950K $999K which is a bit lower than the initial $1.395 million from a couple of years back.  As previously mentioned, we especially like these landmark country homes with wood porch out front but there are some factors to consider. The house in question looks to be in a somewhat livable condition but even if all gets converted to a single-family home, there is one glaring problem.

RESTORATION: 57 WEST 130TH STREET




Harlem Bespoke: One of the handsome large townhouses on  the north side of Astor Row is finally getting some love after being abandoned for quite some time. The address was recently up on the market a couple of years ago for $2.8 million and now records show that the property sold earlier on in the year.

DEMOLITION OF AN ASTOR ROW TOWNHOUSE



Harlem Bespoke:  There is a big empty lot now on Astor Row by Lenox Avenue since the city had to proceed with demolition this week because of years of neglect which endangered the adjacent buildings.  The above photos were taken yesterday and most of the brick townhouse had already been manually dismantled.
