DWELL: 2 SYLVAN COURT SOLD IN MAY


Harlem Bespoke: One of the lowest priced, renovated townhouses in greater Harlem arrived back on the  market at 2 Sylvan Court for $1.695 million in early Fall of last year, had a contract out by November and now Streeteasy has revealed the closing price of $1.7 million which is just a tad bit higher.  
This single-family home is on a unique gated mews court in El Barrio located by Lexington Avenue just of East 121st Street.  The interior was gut renovated a couple of years ago and the compact quarters have a nice boutique feel to them. 

Apparently the garden floor has an alternate and a communal entrance so the layout might have been in a two-family configuration in the past. With that said, there does not appear to be a kitchen in the secondary space so technically it can not be considered a separate apartment.  Subway stations on the Lexington line are just a 5 minute walk away and this charming address would definitely be ideal for an entry level buyer.
