DWELL: 336 CONVENT AVENUE TURRET TOWNHOUSE

Harlem Bespoke: The house with the bold turret tower in the charming landmarked historic district of Hamilton Heights had an asking price set at $3.4 million back in 2019 returned with a slightly lower price at $3.35 million in 2021 and was recently pulled from the market this January.  Now the distinct abode has returned with the same asking but with a different broker.  As previously mentioned, this address is centrally located on the corner of 144th Street with the express trains just a block away.

Harlem Bespoke:  The apparent 2-family brownstone at 102 West 123rd Street is now up on the market for $3.65 $2.99 million asking price which appears to be a deal for the notable historic district location. This impressive 20-foot-wide corner landmark townhouse has some expensive upgrades inside and there appears to be two duplexes set up since two kitchens are within the floor plans.

DWELL: 210 WEST 122ND STREET RETURNS

Harlem Bespoke: Number 210 West 122nd Street went off the market in mid February of this year but returned the following month with the same asking set at $3.85 million.  As previously mentioned, the location just west of 7th Avenue is ideal because of the proximity to the express trains on 125th Street but potential buyers might want to check out the Certificate of Occupancy since this townhouse was previously an SRO. Apparently everything now is currently set up as a Bed and Breakfast and the listing mentions as much.  Everything looks to be in good condition within but there are quite a few bathrooms located on each of the floors because of the hotel situation. BLACK HISTORY: HARLEM'S FORGOTTEN JAZZ STREET



Harlem Bespoke republished from 2018: The most famous block of speakeasies during the Harlem Renaissance years was West 133rd Street between 7th Avenue and Lenox.  The Nest, Tillie's, Log Cabin, Hansberry's Clam House, Catagonia, Bank's Club and more made the street the destination spot for a night out on the town during the Prohibition era.  These were mostly smaller establishments tucked inside residential brownstones and bigger venues such as Small's Paradise or Cotton Club were not too far away on the adjacent boulevards.

Jungle Alley had over 20 establishments which kept the Swing Street busy all week but now is silent and has been forgotten by most.  A majority of the block was pretty much intact until the former Nest building was demolished a few year's ago and now a taller glassy structure stands at the former historic location.  For those who want a little more on the jazz clubs of the era should check out a map of the neighborhood in our past post: LINK

DWELL: 325 CONVENT AVENUE TOWNHOUSE


Harlem Bespoke: Number 325 Convent Avenue by 144th Street is in the coveted single-family layout, has the distinction on being on what of the best blocks to be found uptown and has a lot of original details within but has been on the market for $3.75 million for well over a year now.  Kitchen and bath areas have modern updates but the finishes look like they need an aesthetic makeover.  Record sales in the area have reached $5 million for townhouse renovated with high end, period-appropriate finishes so this address should find a buyer in the coming weeks.  Other  than that, the express trains are just a short walk aways at 145th Street and the landmark district itself is one of the most charming to be found uptown.  More details on Streeteasy: LINK

Harlem Bespoke: The famous pre-war Pumpkin House in the Heights went up on the market in Spring 2016 for a record $5.25 million but had been reduced incrementally for the past couple year to $2.9 million and now has a contract out.  As previously mentioned, Number 16 Chittenden Avenue was built in 1923 and sits on a corner facing a stunning, uninterrupted view of the Hudson River just roughly by 186th Street.  This 2-family home with windows in the back that look like a Jack O' Lantern at night has been written about by the Times in the past.   Original details are also intact within and there are open terrace spaces to take advantage of the location on the cliff.  Those worried about being a little to far north might find comfort in the fact that there is a 2-car garage next door but the A Train station at 190th Street is also just few blocks north.   More photos and details on Sothesby's: LINK

Harlem Bespoke: The Harry Houdini House at 278 West 113th Street had a contract out earlier in the year based on the reduced asking price of $3.6 million and now records show that everything closed for $3.22 million back in May.  As previously mentioned, this unique brownstone not only has an amazing pedigree but also has a distinct balcony and portico at the front entrance.  Original details are intact within and the location by the FDB commercial corridor is quite ideal.  With that said, the three-family layout might be an issue with a higher end buyer but there is definitely a lot of potential to this historic address.  More details and photos can be found on the broker site: LINK

CONSTRUCTION: 145 WEST 129TH STREET 2018

Harlem Bespoke:  Construction at 145 West 129th Street halted about a decade ago but now things appear to be picking up.  The brownstone located just east of 7th Avenue had 2 floors added on top back in 2008 but things did not move along further until recently.  Some research on the DOB website reveal that new permits had been approved at the end of last year and 4 units will be the final layout within.  This was a sad sight on the block for such a long time but now things are finally moving along.

DWELL: 2280 7TH AVENUE IN CONTRACT

Harlem Bespoke: The townhouse at 2280 7th Avenue has been on and off the market for the past 8 years but now has a contract out based on a $3.5 million asking.  This 18.4-foot wide building at the corner of 134th Street has nearly 5,000 square foot of space, a parking garage on the side street and a severely modern blue kitchen within.  Half of the address is basically a single-family layout while the rest has been allocated for commercial use.  More details on Streeteasy: LINK

Harlem Bespoke: One of the rarely available landmark townhouses on the block of West 144th Street between Convent and Amsterdam Avenue went up on the market last summer for $2.5 million but then was removed shortly after.  Number 465 West 144th Street has now returned with the exact same asking price of $2.5 million and appears to include some hidden original details within but will need a lot work.  The listing mentions that everything is in a single-family layout but interested buyers might want to research the official Certificate of Occupancy since the Streeteasy information sometimes does not match up: LINK

ARCHITECTURE: CAST IRON RESTORATION

Harlem Bespoke:  The row of identical townhouses just west of Lenox on 123rd Street have all gone through a complete renovation in recent years but Number 124 has taken the restoration a step further. Looking at all of the stoops at the front of the facade, one may notice that the handrails to the first set looks a bit more decorative and substantial.  Other homes along the line have a more modern version that has less structure as the one aforementioned.  All of these houses had at one point had the less expensive addition but the new owner at Number 124 went for a more accurate update which might have been salvaged or even replicated.  Check out our past post to see what the original stoop looked like previously: LINK
