
Located at Edgecombe Avenue and West 138th Street, one would think that the charming little townhouse (center building in photo), just one block away from St. Nicholas Park, would be a great buy at the asking price of $700K. What's the catch? There are apparently three occupants, who do not contribute to rent, living in the building which is basically an SRO with no certificate of non-harassment in place. The building is 18 foot wide with a shallow lot of 62 feet so it doesn't have the biggest back yard either. The closest train is the B,C train at 135th Street and St. Nicholas Avenue which only a five minute walk. Has anyone seen the place? Photo by Ulysses

Some additional information is that the townhouse was bought back in April 2009 for $435K. Sounds like the owner is trying to sell it off and make a profit but has not dealt with what might be a squatter situation.
ReplyDeletenot squatters, but long time elderly residents.... 435 is the right price for it. Inside is hellacious. leak from the top floor for years - definite beam damage. Enjoy!
