☞ DWELL: 148 West 120th Street in Contract



The townhouse that went up for sale in April at 148 West 120th Street (just west of Lenox Avenue's Mount Morris Park Historic) has now gone into contract.  Some wondered if the fully renovated 17 foot wide, legal 2 family brownstone with 3,380 square foot of space would have to lower its price from $1.795 million since not much was moving the previous year and the lack of much original detail in the restoration.  Six month later, the asking price remained the same and the contract is out.  Stay tuned to see what it actually goes for.  See our previous post from April which had quite a bit of reader feedback: LINK

  2. Here's my take on Harlem's townhouse sales...

    If the city did away with the many hurdles of SRO's certificate of
    non harassment, it would make Harlem a real estate magnet!!

  3. Yeah, 'cause God only knows there would be no better magnet to Harlem real estate than to be able to bypass of some of those pesky little harassment precautions which were actually are put in place to protect tenants from unscrupulous slum lords instead of rewarding them.

    Really? The problem with certificates of non-harassment is that the process itself is synonymous with obstacles and hurdles. There really is no way to get around it. Now, compound that with the normal time it takes the DOB to do ANYTHING at all, and your sitting on enough time to take you from diapers to retirement.

  4. When I was looking I looked at an SRO filled with elderly people all huddled together around a black and white TV in a cold, leaky room.

    “Oh, don’t worry” said the perky real estate agent, “they’ll be gone when the building is sold”.

    One of the more depressing days of my life. But, as it turns out, I bought across the street and that building is still an SRO with elderly people. A few less, granted, as two died, one moved to a home.

  5. 3 West 120th is the boyhood home of composer Richard Rodgers. His father, Dr. William Rodgers, ran his medical office downstairs - and the family lived upstairs until 1914. His lyricist/ songwriting partner, Lorenz Hart, lived with his parents, Freida and Max Hart, at 55 W 119th - one block South. This is an incredibly historic landmark building and neighborhood.
