☞ DWELL: 4 Sylvan Court Sold in July
One of the 15 foot wide mews houses at East Harlem's Sylvan Court finally sold this past July. Number 4 Sylvan Court had an asking price of $799k for the 1,500 square foot, three bedroom, one bath home back in March 2010 and would eventually be reduced to $575K. This 3-level, single-family building between Lexington and Third Avenue at 121st Street was built somewhere in the late 19th century and is situated on one of the few mews properties in greater New York City. The immediate area is still rough around the edges and developing but this might be a great purchase for an entry level house buyer that is open to an up-and-coming neighborhood. When the contract finally closed, the rental-grade, renovated townhouse sold for $505K in total.

ReplyDeleteI had never heard of this street before -- at first I thought you were writing about Sylvan Terrace. I imagine this block could be lovely if the buildings were restored and the street replaced with brick or cobblestones.
ReplyDeleteIf it worked out to be $340 ish a square foot, I think they got a great deal. Never heard of it before though. Might want to get some sort of lighting down there too.
ReplyDeleteI think it’s adorable. But 3 bedrooms and only one bathroom might give one pause. Obviously I am wrong in thinking ADA mandates each level must have a bathroom.
ReplyDeleteI was the listing broker for this property and i agree it was a great deal! Btw, there is a 1/2 bath on the lower level and the first level so there are 1 full and 2 1/2 baths in total.
