☞ DWELL: 145 West 118th Street on Market

The shell at 145 West 118th Street has been on and off the market for the past few years and it is now up for sale again once more. This townhouse house located just east of ACP/7th Avenue has some character on the outside but is a total gut renovation waiting to happen on the inside.  At 18 foot wide, the building is in the middle range for size but appears to be listed as a "Rooming House" and there is no Certificate of Non Harassment in place.  The South Harlem location is pretty close to everything but will the asking price of $899K move the property this time?  More details on Streeteasy: LINK

  1. If you check DOB records closely you'll see there's an outstanding order for the building to be demolished to grade due to structural problems. Prospective buyers should think of the property as a vacant lot.

  3. yeah some clueless developer looking to clean up the building for a quick flip years ago took down the back wall and now the best one could hope for is that the facade is saved. possible that will be required if landmarking happens before the sale andrenovation. its been vacant and unlivable for a long time so maybe cnh will not be difficult.

  4. still way overpriced. its a shell. should go for $100k tops.

    Also, if empty for 3 ore more years AND no harrassment complaints, DOB will issue permits without certificate of non harrassment

  5. I think I was scheduled to look at this building a few years ago. The seller’s broker didn’t have the keys, called his office and was told ‘that’s ok, just hop the fence and go around the back. There’s no back wall.’ At that point we did like Hova and it was ‘On to the Next One’.
