☞ DWELL: 123 West 122nd Street

OPEN HOUSE: Sunday, December 18th, 12:00 PM-1:30 PM. The 3-family home at 123 West 122nd Street (just west of Lenox Avenue) went on the market this past February for the initial asking price of $2.6 million but has since been reduced to $2.45 million.  There have been record sales at about this price around the Mount Morris park Historic District in the past couple of months but a contract has since to materialize for this property.  More photos after jump.



This 19 foot wide brownstone has over 4,000 square foot of space to it and has a lot of original details in it for those  who are looking for an original aesthetic.  The bath is also the original one which might not excite some and the view of the elementary school out front is probably not so ideal.  As far as location goes, the block is close to the 2,3 express trains and the boutiques along lower Lenox.  More photos at the broker site: LINK

  2. It's a nice place. The school is a positive factor, IMO. There is a ton of light and parking, not to mention security.

    The real issue with this place is the configuration. It's a rental basement and top floor, with the owner's duplex in the middle. This layout wastes a lot of space and will not appeal to the high-end home buyer. Apartment houses are sold on economics, while homes are bought on emotion.
