After being on the market for 3 weeks, the SRO building in need of some major work at 312 West 138th Street went into contract. An initial asking price was set at $789K which appears to have been the right price for the Central Harlem townhouse located just steps from St. Nicholas Park and the local train. Event though the building was only 16-foot-wide, the fact that a Certificate of Non Harassment was on file probably helped get an interested buyer sooner than later. More details on the broker site:

Does anybody know how square footage is calculated for these listings? The floor plan shows a footprint of 15x47, which is 2,820 sq ft for a 4-story building. But the listing reports only 2,462 square feet.
