DWELL: 119 WEST 136TH STREET TOWNHOUSE
More new homes are rising on former abandoned lots in the city because of tax increases pushed on negligent landowners and some developers are at least trying to get the look of the new townhouses a little more contextual to the historic surroundings. A tip came in with a photo of 119 West 136th Street just west of Lenox Avenue that shows such a building which seemed to appeared over night. DOB paperwork show that the new construction is a 2-family home and we assume that the entire building will be for sale soon. This actually might be the same developer as the new townhouses on 146th Street in Hamilton Heights who seemed to have ditched the out of place pitched roof lines that looked a little too suburban with the first attempt in Harlem: LINK

And they look almost identical to the ones on 146th. Weird.

why is it pulled back from the street wall?
All buildings in NYC should maintain the street wal.
Can't build the stoop/step out as far as the old brownstones could due to new code. So new buildings must be set back if they need to accommodate the steps up. Apparently the issue is that brownstone stoops extend past legal property lines, which is no longer permitted - hence, new buildings must be set back to ensure that the whole step/stoop is within the precise property line.
ReplyDeletethis is on my block and it's been under construction over a year. i don't particularly like it as it doesn't look at all like our other brownstones. i toured it and it's interesting…a duplex and a triplex. i'm curious what it will actually go for--rumor is they are talking about 2.5 ish.
ReplyDeleteI live right up the block on seventh avenue and pass this building everyday when I walk my children to school. We love the building and I'm thinking about purchasing it depending on how it looks when it's done.
