Harlem Bespoke: Most of the uptown renovated townhouses that have sold in the first half of 2019 were moving towards the mid $2 million range with West Harlem appearing to be a favorite for homebuyers but things quickly changed by last quarter. Central Harlem historic districts have now sold better than West Harlem but the all time record holder set in 2018 at $5.1 million will always keep Hamilton Heights on the map.
Mount Morris Park: Number 19 West 120th Street located just west of Lenox Avenue in one of Harlem's most coveted historic districts first arrived on the market back in September but quickly sold by the year's end for a record $4.7 million. This 2-family brownstone has loads of original details within and is close to the new Whole Foods alongside the express trains at 125th Street. An original record for the landmark neighborhood within the south end of Central Harlem was set on Lenox in 2018 at $4.59 million but now this landmark address is the current title holder in the new decade: LINK
Central Harlem: Number 250 West 139th Street on Strivers Row arrived on the market in June and by mid December had a contract out based on the initial $4.25 million asking. This gut renovated single-family home is within Central Harlem's other historic district located north of 125th Street between 7th and 8th Avenue which has always been attractive to anyone familiar with the neighborhood. Buyers in the past have been impressed with the landmark architecture of the intact buildings on the surrounding blocks and are also probably very interested in the private car garages out back: LINK
West Harlem: Number 466 West 144th Street is one of the more notable landmark townhouses in West Harlem but had been on the market for over a year with price reductions finally settled at $3.6 million which ended up being the final selling price this past fall. Not only has a lot of original details been restored within, the 21 foot-wide brownstone also has one the largest layouts to be found uptown for a single-family home. We also like that the block is one of the most charming ones in all of Manhattan and the express trains are a short walk aways. With that said, somehow things are moving a bit more slowly on the west side these days but the homes are still one of the most breathtaking in the city: LINK
