DWELL: 317 WEST 112TH STREET IN CONTRACT

Number 317 West 112th Street went up on the market last November for $3.4 million, had the price reduced to $3.25 million by December and now has a contract out.  This location just west of the FDB corridor and in view of Morningside Park is probably a big factor in the sale since this not one of the more architecturally intact blocks in Harlem.  Renovations are pretty much of the white-wall variety and the cornice replacement is not that accurate.  With that said, the neighboring brownstone was recently converted into two luxury condo units which sold for over $3 million each.  More details on Number 317 can be found on the broker site: LINK
